Key Highlights / Scope of Work

Cox Mechanical partnered with Suffolk Construction and WSP Engineers to complete a high-performance lab and office fit-out at 201 Brookline Ave. The 65,000 sq. ft. space included, offices, conference rooms, assembly and laboratory spaces, and dedicated chemical storage areas. Cox’s scope included full coordination, fabrication, and installation of ductwork and piping systems to support, (5) Water Source Heat Pumps, (79) Fan Coil Units, (50) Lab Air Valves, (25) Supply and Exhaust Variable Air Volume Boxes, (1) Lab Exhaust fan, as well as, finned tube radiation throughout the space.

Challenges Faced

This project had a fast-track schedule, the client required the fit-out to be completed ahead of the core + shell project timeline. Another challenge was the ceiling congestion, all major utilities were located above the ceiling, requiring detailed coordination.

Solutions and Innovations

Cox provided critical coordination between the fit-out and core + shell teams, ensuring seamless integration despite overlapping timelines. Proactive communication and adaptive planning enabled the team to meet the client’s aggressive schedule.

Results / Outcomes

This project was successully completed on time, achieved a Temporary Certificate of Occupancy (TCO) ahead of schedule, and delivered a fully functional, codecompliant lab and office space.
