Key Highlights / Scope of Work
Cox Mechanical collaborated on the 58,460 GSF fit-out for Takeda and BioMed Realty. Project included gut demolition and renovations of three floors to accommodate for new office and lab space, as well as heavy modifications to shafts, penthouses, and the roof to accommodate new HVAC equipment and duct/piping risers.
Cox successfully coordinated and installed over 150 equipment connection duct drops and assisted Takeda with connecting numerous pieces of their lab equipment. Additionally, Cox prefabricated Phoenix lab valve assemblies, mechanical piping, and over 60,000 lbs of stainless steel welded ductwork in our shop.
Challenges Faced
The project presented an overlapping coordination and construction schedule, a mechanical penthouse near capacity, and an occupied space throughout project duration. Additionally, there was complex routing and installation of Flamebar Ductwork through contrained penthouse and rooftop pathways.
Solutions and Innovations
Cox collaborated closely with Vanderweil to ensure airflow requirements were met, while also adjusting the duct routing to navigate around existing utilities and structural steel to satisfy project specifications.
Results / Outcomes
Successfully delivered a fully functional and compliant lab and office environment within an active, occupied facility on schedule.
