Cox Mechanical engaged in the Landmark Center Phase III project, a pivotal component of the larger Landmark Center redevelopment. This mixed-use facility includes, 550,000 sq. ft. of office and life science space and a 50,000 sq. ft. ground floor grocery store.
Design called for multiple mechanical rooms, including a dedicated chiller plant on Level 2 and a mechanical penthouse including 5 Lab AHUs, 2 Konvekta Energy Recovery Systems, and a low pressure steam system. Cox sheet metal designed, fabricated, and installed three massive plenums in the penthouse.
Challenges Faced
The addition of BCH as an anchor tenant introduced a second ownership group, requiring Cox to work simultaneously with two owners and two separate engineering teams.
Solutions and Innovations
Pipe and duct risers (manifolded by Cox) were rigged into place through two large shafts running vertically in the North and South areas of the building. Through detailed mechanical room build sequencing, Cox installed several hundred feet of 20-ft by 5-ft supply and return duct in the penthouse utlizing 460,000 lbs of sheet metal, establishing a foundation for the rest of the mechanical system. Cox designed and fabricated custom structural steel supports utilizing high strength supplemental steel and extensive vibration isolation to support mechanical pipe up to 24” in diameter.
