Key Highlights / Scope of Work
Cox Mechanical collaborated to develop and design the core + shell of this 4-story lab and office facility with a 2-story penthouse, and 84 parking spaces integrated into the landscape. The 125,000 sq. ft. life sciences lab complex features high-bay research and development/manufacturing space, retail/restaurants, and fitness center. The project meets Boston’s Climate Change Preparedness and Resiliency requirements; by elevating the building above the 100-year flood line and accommodating deployable flood barriers at strategic locations.
Challenges Faced
A tight project schedule was required to ensure completion for incoming tenants, adding challenges for balancing and pressurizing the building as tenants came on board.
Solutions and Innovations
Prefab pipe was incorporated and selfperformed by Cox, which provided flexibility and design alternatives quickly, helping to expedite the overall process due to the relationship between the associated divisions. The AHUS’s for 6 Tide Street were seamlessly altered to incorporate some of the discharge ductwork which solved an installation sequence issue and maintained integrity of the original design.
Results / Outcomes
Project was successfully completed on time and on budget for all tenants moving into their space.
