Cox Mechanical partnered to complete a retrofit of the 4th and 5th floors at One Rogers Street in Cambridge, MA. The project involved converting these two floors into laboratory and office spaces for Ring Therapeutics and Omega Therapeutics, within an existing multitenant building.
Challenges Faced
Each floor was segmented into three distinct wings, requiring three simultaneous fit-outs. Work had to be coordinated with the existing core and shell infrastructure. Six other floors were undergoing fit-outs concurrently, each by different mechanical contractors, creating complex delivery logistics and site coordination challenges due to the high volume of personnel and materials.
Solutions and Innovations
Cox implemented a flexible manpower schedule, adjusting labor shifts to align with critical equipment deliveries and key installation windows.
Results / Outcomes
This project was successfully completed on-time on both floors, delivering highperformance lab and office environments tailored to the specific needs of Ring and Omega Therapeutics.
