Cox Mechanical, Plumbing, and Process Pipe partnered on this nine story core/shell Life Science building with two penthouse floors for mechanical infrastructure and four below grade parking levels totaling 110,000 sq. ft. Fabrication and installation of three 50 ft Pipe Riser Assembly Modules (RAMS) per riser. Due to weight constraints, Duct RAMS were divided into ten 15 ft segments per riser. Each RAM was prefabricated and crane lifted into the mechanical shafts for installation.
Challenges Faced
While working to reduce the hours required to erect the risers, multiple iterations of manifolded duct and pipe sections had to be prefabricated and delivered for crane installation. The project also called for assessing the need for supplemental structural steel, coordinating complex shop fabrication logistics, and analyzing the financial impacts of the proposed changes.
Solutions and Innovations
Sheet metal duct and piping risers were erected from the ground floor up to the mechanical infrastructure in the penthouse. A total of six piping risers (2 @ 12” dia, 4 @ 10” dia, 1 @ 8” dia) and four main duct risers @ 108” x 168” were erected and completed in four weeks. Each riser was a total length of 150 ft.
Results / Outcomes
The project was successfully completed on time and within budget demonstrating innovative solutions for complex high-rise mechanical systems.
